Rental Criteria
 

Principal Property Management follows the following criteria when approving a rental applicant.

      Principal Property Management is an EQUAL HOUSING OPPORTUNITY management company, and as such, will not discriminate against any person based on race, color, religion, sex, handicap, familial status, or national origin.

In addition, we also will uphold any state or local Fair Housing ordinances.

Credit Report:  We run a credit report on each applicant over the age of 18. Credit must satisfactory to be approved.

Rental History:  We require at least 12 months of verifiable, satisfactory rental history within the last three years.  If any monies are owed to another rental agency, all debt to them must be paid in full and proof of such is required.

Employment:  We require at least 12 months of verifiable, consecutive employment history.  You must provide proof of income through copies of pay-stubs showing year-to-date income.  Total household income must be 3 times the monthly rental amount.

Criminal Background:  We conduct a national criminal and eviction search.

 

APPLICATION DENIAL:

·         Applicant has had an eviction record with unresolved judgment. (proof of judgment paid in full).

·         Applicant has an outstanding debt with another rental agency/property owner

·         Applicant has a bankruptcy not discharged and or filed less than two years prior to application.

·         Applicant has been convicted of a felony.

·         Applicant has been convicted of a misdemeanor, drug crime, or any crime against another person within the past 10 years.

·         Falsifying information on rental application.
